Bentley Park was carved out of Edmonton in 2001, and two decades on it's what a masterplan looks like once the street trees have actually grown up. It sits on flat land between Sheleton Creek and Blackfellows Creek, nine kilometres south of the CBD, with Bentley Park College's Prep-to-12 campus almost dead centre and St Teresa's Catholic Primary nearby for families who want the alternative. There's no beach, no view, no heritage streetscape, and nobody who buys here is pretending otherwise. The appeal is that it works: wide streets, established parks, a school you don't need private fees for, and a rental market that never really goes quiet.
